Why this matters

Most buyers offer blind. They shouldn't.

Buying a home is the single biggest financial decision most people ever make. And yet most buyers put their offer in armed with little more than the estate agent's sales brochure and a quick scroll through Rightmove.

A Property Insight Report closes that gap. It pulls together the data that estate agents don't always volunteer, and that you'd otherwise spend hours hunting across council, government and private databases. Sold prices, flood risk, Ofsted ratings, broadband, council tax, environmental hazards. Everything. In one PDF.

Less than the cost of a takeaway. And it could save you tens of thousands.

What's inside

20+ checks that should shape your offer

Every report covers the same comprehensive set of data points, drawn from official government, council and industry sources. Here are the eleven that matter most.

Street sold prices

See what every other home on the street has actually sold for, with dates and prices. Spot whether the asking price aligns with reality, or whether you're being asked to pay over the odds.

10-year price history

Track how property values in the area have moved over the past decade. Identify rising hotspots, stable areas and places where prices have stagnated or fallen, vital for resale planning.

Flood risk

Check exposure to surface water, river and coastal flooding. Flood risk affects insurance premiums, mortgageability and resale value. A surprising number of properties carry hidden risk.

Council tax band

Confirm the council tax band before you offer. Bands are wrong more often than people realise, and a mistaken band can cost you thousands over the years you live there.

Broadband speeds

Verify the actual fibre and connection speeds available at the address. Critical if anyone in the household works from home, and a real factor in resale appeal.

Ofsted school ratings

See ratings for primary and secondary schools nearby, plus catchment information. School performance can drive property values up or down by tens of thousands.

Radon gas levels

Check radon exposure in the area. High readings affect mortgage decisions and may require remediation work, important to know before you commit financially.

Soil and clay type

Identify subsidence and ground shrinkage risks tied to local soil. Particularly important for older properties and clay-heavy areas across the South East.

Landfill sites

Discover historic and active landfill within proximity of the property. Landfill can affect insurance, lending decisions and long-term structural conditions.

Transport links

Distances to nearest train stations, motorways and bus routes. A practical commute factor today and a meaningful resale factor when you eventually sell.

Conservation areas

Check whether the property sits in a conservation area or has listed status. Both restrict what you can change about the property and affect planning permissions.

And 9+ more

Mobile signal coverage, planning history, energy performance, demographic data, crime statistics, local amenities and more. Every report covers the full set.

Common questions

Frequently asked

Why pay for a report when I can find this online for free?
Technically you can, but pulling sold prices from the Land Registry, flood data from Gov.uk, Ofsted from a separate site, broadband from yet another, plus council tax, environmental and planning data, takes hours, and most people skip it. The report stitches it all together in one document, you're paying for time and certainty.
How fast do I actually get the report?
Within 4 hours during UK business hours (9am-6pm, Monday to Friday). The report is generated and emailed as a PDF. You'll have it well before any decisions need to be made.
Is this a legal property report I can use in conveyancing?
No, and it's not meant to be. This is a pre-offer due diligence report for buyers. Your conveyancer will still order the official legal searches once your offer is accepted. Think of this as the report you read before you make the offer, so the offer itself is informed.
Can I order one for any UK property?
Yes. Any address in England, Wales, Scotland or Northern Ireland is covered. The data sources differ slightly by nation but the report structure is consistent.
What if my offer gets rejected? Can I refund the report?
The report is for the property, not the offer, once it's been generated, it's yours to keep regardless of what happens with the negotiation. Many buyers reuse the data points to compare against the next property they consider.
Do you offer support if I have questions about the report?
Yes, drop us an email and we'll talk you through anything that's flagged. The data is yours; understanding what it means for your decision is what we're here to help with.
What checks should I do before buying a house in the UK?
A proper pre-offer check should cover: sold prices in the same street, the property's flood risk (now and projected for climate change), council tax band, broadband speeds, Ofsted ratings for nearby schools, radon levels, soil/clay subsidence risk, nearby landfill, transport links and whether it's in a conservation area or listed. The Property Insight Report covers all of these in one document.
What's the difference between a property report and conveyancing searches?
Conveyancing searches are the official legal searches your solicitor orders after your offer is accepted (Local Authority, Environmental, Drainage & Water, etc.), they typically cost £200 to £400 and form part of the legal completion. A Property Insight Report is a buyer due-diligence document you read before you offer, drawing on similar public datasets, so the offer you put in is informed and you don't waste money on legal searches for a property that wasn't right.
How do I research a property before making an offer?
You can pull most of this data yourself for free, Land Registry sold prices, Gov.uk flood maps, Ofsted school ratings, the council tax band lookup, broadband checkers, the Coal Authority for mining, and the British Geological Survey for soil. It takes 2 to 3 hours per property. The Property Insight Report does it for you in under a minute, generating a single PDF you can read on your phone after a viewing.
Do I need a property report for a new-build?
Yes, perhaps even more so. New-builds carry their own risks: the developer's track record, the area's planning history, future development on adjacent land, build quality complaints. A Property Insight Report covers the area-level data points (flood, schools, transport, conservation) which apply equally to a brand-new home as to a Victorian terrace.
